Interior design usually does not require building permits but you should never assume that you do not need any papers and never start any kind of works in your home without checking with your local building authorities first. What you are doing inside your home is your business, however, the building authorities do not see it that way. Whether you will need any building permits to be able to carry out the desired interior design depends on several factors but if you are planning any structural changes or larger projects such as transforming two rooms into a single one, converting your loft into a bedroom or home office, transform your garage into a gym, etc., you will not be able to start the works without building regulations approval and perhaps also planning permission. Well, you can but you are risking getting fined. Furthermore, you might also be ordered to restore the prior state if you get caught carrying out works without the necessary permits as well as face difficulties selling your home in case you decide to do so a few years later.

If you have hired an interior designer, the latter will take care of all the necessary building permits if required or help you create a plan that does not require any building regulations approval or planning permission. But then again, services of an interior designer are not inexpensive which is why many homeowners design the interior of their homes without the aid of a professional. In addition to saving a considerable amount of money on an interior designer, creating the design by yourself offers a sort of satisfaction because it feels good to plan your home’s interior to the slightest detail although it is important to emphasize that it is not as easy as it may seem at a first glance and much less fun all the time. If you are making the interior design by yourself, you will obviously have to take care of the necessary building permits by yourself. But try not to think about it while creating that perfect design because it will only get in your way. Focus on creation of interior design and move to the building permits only when you have a plan that meets both your taste for aesthetic appeal and your practical needs. But do not start the works just yet.

When you complete your interior design plan, contact your building authorities, show or explain them which works you plan to carry out in your home and hope that they will give you a green light. If they tell you that you need the building regulations approval or/and planning permission, inform yourself what you need to do to obtain the necessary permits. However, it may also be a good idea to ask why you need an approval in the first place because a slight change in your plan may enable you to eliminate the need for any kind of approvals from your local building authorities. It is not that difficult to obtain the mentioned permits, however, it is even better if you do not need them at all.
